Villa Renovation in Dubai: Replace the Doors, Windows and Glazing

The original frames on most Dubai villas were fitted fifteen to twenty years ago. We replace them with thermally broken aluminium made in our own factory, fitted opening by opening while you live in the house.

What we do in a villa renovation

Makfold handles the aluminium and glass part of the renovation: the doors, the windows and the glazing. That means replacing the frames you have, turning a solid wall or a small patio door into a folding or slim sliding wall, fitting a new entrance door, and adding a pergola or glass room outside. We measure, manufacture and install with our own team. Plastering, painting, electrical and other civil works stay with your contractor, and we coordinate the sequence with them.

How to tell the doors and windows are due

Villas built in the 2000s in Arabian Ranches, The Springs, The Meadows, Jumeirah, Mirdif and the older Sharjah communities share the same problems with their original frames.

  • Single glazing or thin double glazing: rooms near the glass are hot by mid-morning and the AC runs all day.
  • Wide white frames from the original build, often 70 to 100 mm wide, with the view cut into small panes.
  • Sliding doors that need two hands to move, rollers that have flattened, or tracks that have filled with sand.
  • Dust lines on the sill after a windy day: the gaskets and brushes have hardened and no longer seal.
  • Condensation or fogging between the panes: the sealed unit has failed and the glass must be replaced anyway.
  • Peeling or chalky powder coating, and locks or handles that no longer engage properly.

New thermally broken frames with double glazing change all of this at once: the frame itself no longer conducts the heat, the sealed units keep the dust and noise out, and slim profiles give you more glass in the same opening. The bifold or sliding question is usually the first one to settle.

What can be replaced or added

All doors and windows come from the same profile family, so one colour and one frame width run around the whole villa. Mosquito mesh, laminated or tinted glass and a flush threshold are options on every opening.

How the work runs

  1. 1

    Survey

We visit the villa, measure every opening you want to change and note what is behind the old frame: the lintel, the floor level, the AC and curtain positions. No charge.

  2. 2

    Quotation and drawings

One itemised quotation for the whole villa, opening by opening, with the system, glass, colour and price for each, plus elevation drawings so you can see what you are approving.

  3. 3

    Manufacture

Every frame is made to the measured size in our own factory in Al Bataeh, Sharjah, and powder-coated in the RAL colour you chose. Most villas are ready for installation within two to four weeks of approval.

  4. 4

    Installation while you live there

Our own installers remove the old frame, fit and seal the new one and clean the area. We work one opening at a time, so each room is closed and secure again the same day.

What it costs

Every opening is quoted separately, so you can renovate the whole villa at once or do the living room this year and the bedrooms next. These are the published guide prices of the systems we use, supplied and installed.

The aluminium and glass: replacing the original doors, windows and glazing, turning a wall into folding or slim sliding doors, fitting a new entrance door, and adding a pergola or glass room outside or glass partitions inside. We measure, manufacture and install with our own team. Civil works, plastering, painting and electrical work are done by your contractor; we coordinate with them so the openings are ready when the frames arrive.

Yes, that is how most of our renovation work is done. We replace one opening at a time: remove the old frame, fit and seal the new one, and leave the room closed and secure the same day. Furniture near the opening is covered, and the area is cleaned before we move on.

In almost every case the new frame is made to the existing opening, so it is a clean swap. If you want a wider opening, for example to turn a window and a door into one folding wall, the structural work on the wall is done by your contractor first and we make the frame to the new size.

It depends on how many openings you change and which systems you choose. Folding doors are AED 2,500 to 3,500 per panel and slim sliding doors from AED 1,800 per m²; windows and entrance doors are priced per opening at the survey. A quotation lists every opening separately, so you can decide room by room what to do now and what to leave for later.

The survey is usually within two working days of your call. Manufacturing takes two to four weeks after you approve the quotation. Installation then takes from a day for a few openings to about a week for a whole villa, depending on the number and size of the frames.

Some communities require a no-objection certificate when the external look of the villa changes, especially for new openings, colour changes or pergolas. The NOC is applied for by the owner; we provide the drawings the community asks for.

A written warranty: 2 years on workmanship and manufacturing defects, 5 years on glass and 10 years on the powder coating. Our installers are the same team that will come back if anything needs adjusting.

Dubai, Sharjah, Abu Dhabi and Ajman. Our factory is in Al Bataeh, Sharjah, so communities on the Dubai–Sharjah side such as Mirdif, Al Khawaneej, Al Warqa and the Sharjah villa areas are close to us.
