"How much will it cost?" is the first thing almost every villa owner asks us, and the honest answer is "it depends," but not in the evasive way. Five or six specific things move the price, and once you know them you can read any quote in Dubai and tell instantly whether it's fair or hiding something.
Here's how folding and slim sliding door pricing really works in 2026.
Doors are priced per square metre, so start there
Both folding and sliding doors are quoted per square metre of the total opening, not per panel. So the first number that matters is your opening size: width times height. A 4m by 2.6m opening is about 10.4 m². Multiply by the per-square-metre rate and you have your ballpark.
This is why "how much is a folding door" has no single answer. A modest 2.4m bedroom opening and a 6m living-room wall are the same product at very different totals.
Our indicative rates
As a working guide for 2026:
- 2-track slim sliding: from AED 1,800/m². Two panels, one slides.
- 3-track slim sliding: AED 2,000 to 2,200/m². Three panels stack to one side.
- Openings over 3m tall: from AED 2,500/m², engineered for wind load.
- Extra-tall, over 4m: from AED 3,000/m².

Treat these as the starting point for a fair, well-made, thermal-broken system. A quote far below them is usually telling you something got cheaper, and it's worth finding out what.
The six things that actually move your price
1. Size. The biggest driver, because everything is per square metre. Bigger opening, bigger total.
2. Glass specification. Single vs double glazing, standard vs low-E coating, laminated safety glass, acoustic glass for a busy road. Glass is a real slice of the cost, and better glass is where a lot of the comfort comes from.
3. The thermal break. A properly thermal-broken frame costs more than a basic one and is non-negotiable in Dubai's heat. If a quote looks cheap, this is the first place to check.
4. Configuration. How many panels, how they stack, 2-track vs 3-track, which way they open. More panels and more moving parts cost more.
5. Hardware quality. The rollers, hinges, locks and seals you never see are exactly what keeps a door gliding after five summers of fine dust. Cheap gear is the most common hidden saving in a low quote, and the most expensive to regret.
6. Finish. Standard powder-coat colours are included in most rates. Special RAL colours, textured or dual finishes, and anodising can add to it.
How to read a Dubai quote without getting caught
A fair quote is itemised. You should be able to see the system, the glass spec, the thermal break, the hardware, the finish, and the measured size. If a quote is a single lump sum with none of that detail, you can't compare it to anything, and that vagueness usually isn't an accident.
Two quick tests:
- Ask what the frame's thermal break is. A confident, specific answer is a good sign. A vague one tells you plenty.
- Ask what the glass spec is. "Double glazed, low-E" is an answer. "Good quality glass" is not.
A quote that is much cheaper than everyone else's is not a bargain if it drops the thermal break, thins the glass, or fits budget hardware. In this climate those are the parts that fail first.
